Read ‘Ask Ed’ (Jun ‘26): learn why homeowners in NorCal and the Greater Bay Area are focusing on ADUs, home hardening, and high-ROI exterior/interior updates.
A warm summer HELLO to All Our Clients, Partners, Family, and Friends!
Summer is here! And for me and my family, it has come with an enjoyable amount of time spent wandering our local area and strolling alongside rivers, creeks, and other local waterways. For those of you who know Vacaville and the surrounding area, you may be able to tell from the green-framed photos below that we got to spend a few happy Saturdays at Lake Solano County Park. It was there that we discovered quite a few male peacocks strutting their stuff for all to see. We certainly enjoyed (and admired) the strikingly vibrant colors of their plumage. My wife and I were lucky to visit the park on 2 different Saturdays with perfect weather. Naturally, we opted to take several photos of the beautiful park and adjacent Putah Creek. We wound up taking quite a few photos of the various proud peacocks we ran across, who were phenomenally unperturbed by our presence. How’s that for some fun (and rather rhythmic) alliteration? As you can see from our small photo collection below, along with a spectacularly proud peacock, we also captured a nice shot of a dragonfly on a reed in the nearby pond, a gaggle of Canadian geese, and someone enjoying paddling along in the slowly moving creek.
In June of 2026, we took a closer look at 3 key areas of greatest homeowner focus: Accessory Dwelling Units (ADUs), home hardening, and high-ROI exterior/interior updates. These specific projects have attracted the greatest interest from our Bay Area and Solano County clients—and for very good reason! They significantly boost property equity, improve insurability, and help to meet local housing demands.
ADUs and room additions are prudent strategies for our service area clients because ADUs and additions bypass the high costs of relocating while directly addressing California’s housing crisis. They provide vital, flexible square footage for multigenerational living or lucrative rental income, ultimately boosting long-term property equity.
These expansion strategies offer distinct practical and financial benefits:
For homeowners right here in Vacaville, local and state policies provide significant flexibility to expand.
An extra perk for homeowners in Northern California communities like Vacaville and the wider S.F. Bay Area, those featuring ADUs can sell for 30% to 35% more than standard single-family homes, offering a major boost to overall equity.
With increasing wildfire risks across Northern California, upgrading your home’s exterior to withstand the elements not only protects your property, but it improves your ability to secure affordable insurance. For our clients in the higher risk wildfire zones, we strongly recommend installing fire-resistant siding, stucco, and impact-resistant windows and doors. Starting such a project now makes sense given that California’s peak fire season arrived early this year. Fire officials warn of a prolonged and above-average season due to early heatwaves and dry brush. Consequently, hardening your home as soon as safely possible is highly recommended.Given June marks the height of the busy season for many exterior home improvement contractors in Northern California, you will likely face longer wait times for permits and installations if you don’t get started now. It’s important to note that good weather months make an optimal time for window construction. This is because materials like stucco require specific temperatures—ideally above 40°F and below 90°F—to cure and bond correctly. By getting your home hardening project started now, you will be ready when the mild late summer and fall weather hits, as this is often the sweet spot for such installations. At Ed Neir Construction, we pay close attention to California’s WUI (Wildfire Urban Interface) building codes because they strictly regulate the materials that can be used for hardening your home. It’s important that you consult with savvy professionals who are up to date on current code-compliant siding, such as fiber cement or stucco, for the best project outcome. To learn more, read, “Three Wise Home Hardening Projects To Increase Your Property Value.”
In this economy, the data consistently shows that curb appeal and low-cost structural updates provide the highest ROI. Why? Because the strong message these projects convey is that the home is well-maintained!For your home’s exterior, we’re recommending high-ROI replacements, such as new garage doors and entry doors, together with the application of manufactured stone veneer. Inside your home, we recommend modest kitchen upgrades—refacing cabinets, new lighting, and replacing whole-house flooring—given these provide the best financial return. To learn more about a modest kitchen upgrade, view our blog titled, “What a $50K Kitchen Remodel Delivers: Freshness & Functionality!” To learn more about the value of whole house flooring, read, “Four Reasons to Focus on Whole House Flooring for High-ROI.”
More and more, our clients are modifying their bathrooms and main-floor layouts for better accessibility to allow themselves a way to safely age in place. The best upgrades are zero-entry showers, widened doorways, and slip-resistant whole-house flooring. This is because such improvements are highly sought after by home buyers who are supporting a multi-generational household as well as those who hope to buy their forever home, with the aim of raising their families, successfully retiring, and then aging in place (safely, securely, and comfortably) in their beloved home.
I don’t need to remind you that structural catastrophes and moisture damage will stop a home sale in its tracks, as well as make your quality of life fall far short of joyful, secure, or comfortable. This is why we urge our clients to focus on necessary exterior upkeep such as roofing, flashing maintenance, drainage systems, and siding repairs. This prevents water intrusion and foundation damage well before it escalates. Addressing these issues in the summer, well before the rains hit, is not just wise, but can help ensure that you avoid the problem of trying to find a general contractor AFTER the damage results in an urgent (and far more costly) water intrusion problem. We’re always available to help our clients address any needed property repairs—residential or commercial.
