Summer is here! And for me and my family, it has come with an enjoyable amount of time spent wandering our local area and strolling alongside rivers, creeks, and other local waterways.

For those of you who know Vacaville and the surrounding area, you may be able to tell from the green-framed photos below that we got to spend a few happy Saturdays at Lake Solano County Park. It was there that we discovered quite a few male peacocks strutting their stuff for all to see. We certainly enjoyed (and admired) the strikingly vibrant colors of their plumage.

My wife and I were lucky to visit the park on 2 different Saturdays with perfect weather. Naturally, we opted to take several photos of the beautiful park and adjacent Putah Creek. We wound up taking quite a few photos of the various proud peacocks we ran across, who were phenomenally unperturbed by our presence. How’s that for some fun (and rather rhythmic) alliteration?

As you can see from our small photo collection below, along with a spectacularly proud peacock, we also captured a nice shot of a dragonfly on a reed in the nearby pond, a gaggle of Canadian geese, and someone enjoying paddling along in the slowly moving creek.

In June of 2026, we took a closer look at 3 key areas of greatest homeowner focus: Accessory Dwelling Units (ADUs), home hardening, and high-ROI exterior/interior updates. These specific projects have attracted the greatest interest from our Bay Area and Solano County clients—and for very good reason! They significantly boost property equity, improve insurability, and help to meet local housing demands.

An Emphasis on Building Accessory Dwelling Units (ADUs) & Additions

ADUs and room additions are prudent strategies for our service area clients because ADUs and additions bypass the high costs of relocating while directly addressing California’s housing crisis. They provide vital, flexible square footage for multigenerational living or lucrative rental income, ultimately boosting long-term property equity.

These expansion strategies offer distinct practical and financial benefits:

  • Because an ADU is fully self-contained with its own kitchen, bath, and private entrance, ADUs are the only option for generating independent rental income. A permitted ADU can generate between upwards of $3K to $4K+ per month, yielding a strong return on investment (ROI).
  • Garage conversions are often the fastest and most cost-effective way to add space because the foundation and framing are already in place. In Vacaville, parcels converting an existing garage are exempt from replacement parking requirements, making the process highly streamlined.

The Perfect Time to Prioritize Home Hardening

With increasing wildfire risks across Northern California, upgrading your home’s exterior to withstand the elements not only protects your property, but it improves your ability to secure affordable insurance.

For our clients in the higher risk wildfire zones, we strongly recommend installing fire-resistant siding, stucco, and impact-resistant windows and doors. Starting such a project now makes sense given that California’s peak fire season arrived early this year. Fire officials warn of a prolonged and above-average season due to early heatwaves and dry brush. Consequently, hardening your home as soon as safely possible is highly recommended.

Given June marks the height of the busy season for many exterior home improvement contractors in Northern California, you will likely face longer wait times for permits and installations if you don’t get started now. It’s important to note that good weather months make an optimal time for window construction. Creamy Chicken with Corn and Spinach on Cheesy Polenta

Neir Kitchen Recipe: Creamy Chicken with Corn and Spinach on Cheesy Polenta served on white plate.

This yummy meal is one of my favorites invented by my wife given I truly enjoy the creamy chicken, corn, and spinach over the cheesy polenta. Serve piping hot and enjoy!

Polenta:

  • 2 cup milk
  • 1 cup dry instant polenta
  • ½ cup grated parmesan
  • 2 tbsp salted butter
  • Himalayan salt

Chicken Dish:

  • 2 tbsp extra virgin olive oil
  • 2 tbsp salted butter
  • 1 ½ lb boneless skinless chicken breasts, (cubed)
  • 1 tbsp cornstarch
  • 1 heaping tablespoon Paul Prudhomme Poultry Magic
  • 3 clove garlic, minced
  • 2 tbsp fresh thyme leaves
  • 2 cup corn kernels (raw)
  • ½ cup heavy cream or unsweetened coconut milk
  • 2 tsp lemon zest
  • 1/4 cup fresh basil (chopped)
  • 1 cup fresh baby spinach
  • 1 small sweet onion (chopped)

Instructions:

  1. To make the polenta, add the milk into a medium pot. Bring to a low boil, then whisk in the polenta, stirring until the polenta is soft and thick, about 3-5 minutes. Stir in the parmesan, butter, and season with salt and pepper. Turn the heat off, cover the pot.
  2. Meanwhile, make the chicken. Rinse then pat dry with paper towels. Toss the chicken with the cornstarch.
  3. Heat the olive oil in a large skillet over medium heat, adding the butter. Toss in chicken and cajun seasoning. Cook 5 or so minutes, until browned. Stir in the corn, garlic, and thyme and continue to cook until the garlic is fragrant.
  4. Pour in the cream. Add the spinach. Cook 1-2 minutes to warm through, adding water or additional cream to thin the sauce. Stir in the lemon zest and basil. Remove from heat.
  5. Spoon the polenta into bowls, then scoop the chicken and creamy corn, onion, and spinach sauce over the polenta. Enjoy!

Super Moist Italian Lemon Olive Cake

This deliciously moist lemon cake is a family favorite! My wife grew up on a California farm with an Italian Nonna (grandmother) whose cooking was always fresh (right from the farm to the table), and gastronomically memorable!

Ingredients:

  • 2 cups all purpose flour
  • 1 teaspoon baking powder
  • ½ teaspoon baking soda
  • ½ teaspoon Himalayan salt
  • 1 ¼ cups granulated sugar
  • 3 large eggs
  • ¾ cup extra virgin olive oil
  • 2 large lemons, zested and juiced (equal to ~ ⅓ cup juice and 2 tablespoons zest)
  • ¾ cup milk (either 2% or whole will do)
  • powdered sugar for dusting

Instructions:

  1. Preheat your oven to 350 degrees. Grease a 10-inch round cake pan with nonstick spray and set aside.
  2. In a medium bowl, whisk together the flour, baking powder, baking soda, and salt; set aside.
  3. In a separate large bowl, whisk together the sugar, eggs, and olive oil until just combined. (Do NOT use an electric mixer as it can make the eggs too frothy and adversely impact the cake texture.) Add in the lemon juice and lemon zest and mix until combined. Stir in about a third of the dry ingredients, then stir in half of the milk. Repeat until you end with the flour mixture.
  4. Pour the cake batter into the prepared cake pan. Bake in your preheated oven on the center rack for about 60 minutes or until a toothpick inserted in the middle of the cake comes out clean. (If the top of the cake starts to brown too quickly, cover loosely with foil to protect the cake top from over cooking.)
  5. Let the cake cool in the pan on a wire rack for 15 minutes. Then, use a sharp knife to loosen the cake from the cake pan and flip out, onto a plate. Allow to cool completely. Dust with powdered sugar before serving for added sweetness and a nice finishing touch. (Cake can be stored in an airtight container for 3 days or in the frig for a week.)
