This has been an unusual May in that we’ve had quite the wide variety of weather! One moment it’s been a VERY hot, summery-type of day, and then the next it’s been rather cold and rainy, plus every other kind of weather in between. As Mark Twain once said, “In the Spring, I have counted 136 different kinds of weather inside of 24 hours.”

The good news is, as we are about to enter the month of June, we have a long, sunny summer (and typically warm “second-summer” ahead) leading into the Fall in our region of California. This makes for a great stretch of clear weather months to undertake any planned home or commercial construction project that might require a longer project timeframe for either interior or exterior work.

It’s the Ideal Time to Preserve and Enhance Your Property’s Value

To preserve and enhance property values in favorable Northern California markets like Napa, Contra Costa, Solano, and Yolo counties, homeowners must balance high-yielding aesthetic updates with regional safety realities. In May 2026, the savviest homeowner investments are focusing on curb appeal, multi-generational living, and climate resilience.

The highest-ROI home repairs, improvements, and remodeling options for homeowners in our service area include the following:

1. High-Impact Exterior Curb Appeal (The Highest Immediate ROI)

As the saying goes, you never get a second change to make a first impression – and first impressions do count as they tend to dictate market value. This makes structural exterior updates yield the highest financial recovery. This is what we are recommending to our clients:

  • Upgrade to a modern “grand entrance” front door and replace an old garage door.
  • Replace vinyl or stucco siding with manufactured stone veneer around the entryway (or lower facade).
  • Replace high-water lawns with native California plants, drip systems, and permeable pavers to reduce water bills and boost curb appeal.

Currently, the best front doors are fiberglass for durability and energy efficiency, while the best garage doors are insulated steel with a faux wood finish. These materials handle drastic microclimate shifts, resist rust in damp areas, and offer high resale value.

A modern entry front door can yield a 100% to 190%+ ROI. And a modern steel garage door instantly elevates the facade of both modern and mid-century homes alike.

And by replacing outdated or damaged siding with manufactured stone veneer, homeowners can typically recover ~102% of the cost at resale.

2. Emphasize Age in Place and Multi-Generational Living

Adapting homes for aging populations and multi-generational living is a massive value-driver in Northern California and in most parts of the Bay Area. Real estate experts and interior designers alike are encouraging homeowners to consider the following that we are also recommending to our clients:

  • If you own a 2-story home, think main-floor living: convert a first-floor den, office, or dining room into a primary bedroom suite to eliminate the daily need for stairs.
  • Upgrade to a zero-threshold walk-in shower (best done on the first floor), wider doorways, and stylish grab bars to increase your home’s buyer pool because this balances high functionality with modern aesthetic appeal.
  • Install comfort-height toilets (17–19 inches) and floating vanities to allow for easy and comfortable seated use in the event of mobility decline.
  • Build an Accessory Dwelling Unit (ADU) that offers the highest long-term valuation increase: detached ADUs command the highest appraisal boost and rental income (typically $2,500–$4,500+/month), however, Junior ADUs (JADUs), built within existing square footage, can make for a faster and lower-cost alternative.

Keep in mind that an ADU or JADU tends to offer unparalleled long-term flexibility for those homeowners most concerned with multi-generational living and aging in place. I’m happy to discuss with you the various ADU/JADU options that are available and appropriate for your particular property in the context of recent California state ADU legislative changes and with respect to your local area building department requirements. New ADU legislation—most notably SB 543 and AB 1154—went into effect in California, providing more flexibility for homeowners and stricter timelines for local planning departments making it far easier to proceed for many homeowners and clients of ours.

There is something referred to as the “Pivot Strategy”. Once you are older, you can choose to move into the single-story, highly accessible ADU yourself, and then rent out your main house for substantial passive income ($4,000 to $5800+/month in the Bay Area). Or, alternatively, down the road you can stay in the main house and use your ADU or JADU to house a live-in relative or healthcare caregiver.

For those of you seeking a kitchen upgrade, rather than a major overhaul that would take the heart of your home down to the studs, consider a kitchen refresh. This can keep costs down and yet offer a valuable kitchen upgrade by painting or refinishing existing wood cabinets, installing quartz countertops and a tile backsplash, as well as doing an helpful visibility upgrade to modern LED layered lighting fixtures (for easier food prep and overall better visibility for aging eyes). This type of mini-reno can recover 75% to 85% of costs.

To appeal to the culinary-focused culture of Napa Valley and the Greater Bay Area, upgrading to energy-efficient, smart kitchen appliances is a wise consideration. Keep in mind that there are energy-efficient appliances that also promote aging in place. They offer features like easy-reach front controls, voice activation, anti-scald technology, and automated safety shut-offs. 3. Mandatory Home Hardening and Climate Resilience

In 2026, structural safety is no longer optional. At this time, it has come to dictate whether your home can be insured or financed. We have been advising our clients to consider the following:

  • Upgrading to fire-rated (Class A) asphalt shingles, metal sheeting, or clay tile protects the home and satisfies strict 2026 insurance requirements.
  • Installing non-combustible fiber-cement siding and ember-resistant foundation/attic vents helps homeowners secure insurance discounts in high-risk zones.
  • For homes built before 1980, bolting the house to its foundation and bracing cripple walls is an essential, high-value structural safety improvement.

Churrasco (Brazilian Grilled Meat) with Chimchurri Sauce

Neir Kitchen Recipe: Churrasco (Brazilian Grilled Meat) with Chimchurri Sauce

This is a very simple yet tasty inexpensive meat dish for indoor or outdoor grilling. It’s quick and easy, but very flavorful. Serve with a green salad, a side of rice, and a crusty French bread for a complete meal.

Ingredients:

  • 1 (1 1/2-lb.) flank steak (about 1/2″ thick), cut in half crosswise
  • Himilayan salt
  • Freshly ground black pepper
  • Chimichurri, for serving

Directions:

  1. Prepare a grill for medium-high heat; heat 5 minutes. Pat steak dry with paper towels; season on both sides with salt and pepper. Pound lightly with a meat tenderizer if you are concerned about ensuring tenderness (it should remain tender when cooked quickly on ample heat, and left medium-rare)
  2. Grill steak about 6 minutes per side for medium-rare. (Cooking time will vary due to the thickness of your flank steak, but grilling it fast and with ample heat is best.) Transfer steak to a cutting board and let rest for 10 minutes.
  3. Thinly slice steak against the grain. Transfer to a platter. Spoon chimichurri over.

Chimichurri Sauce

Ingredients:

  • 1 cup firmly packed fresh flat-leaf parsley
  • 3 cloves garlic (minced)
  • 2 Tbsp. fresh oregano
  • 1/3 cup extra-virgin olive oil
  • 1/4 cup red wine vinegar
  • 2 tsp. finely grated lemon zest
  • Pinch of red pepper flakes
  • Himilayan salt

Directions:

  1. Using a sharp chef’s knife, chop parsley, garlic, and oregano until herbs and garlic are finely chopped. (This can also be done with a food processor.)
  2. Transfer parsley mixture to a medium bowl and stir in oil, vinegar, lemon zest, and red pepper; season to taste with salt.


Creamy Garlicky Veggie Pasta

You can use any favorite type of pasta, a splash of cream (or milk if cream isn’t available), garlic, parmesan, and any crisp vegetables of your choice.

Ingredients:

  • 12 oz of pasta (penne, spaghetti, or rigatoni)
  • 1 diced red bell pepper
  • 1 small sweet onion (diced)
  • 2 cups baby spinach
  • 2 garlic cloves (minced)
  • 1 tbsp extra virgin olive oil
  • 1/4 cup heavy cream (or milk)
  • 1/2 cup Parmesan cheese (grated or shaved)
  • freshly ground black pepper
  • Himilayan salt

Instructions:

  1. Boil the pasta in a large pot of salted water until al dente (typically 2 minutes. Be sure to reserve 1/2 cup of pasta water before draining.
  2. Over medium heat, pour olive oil in a large skillet. Once the pan is well heated, add your choice of veggies, less the spinach. Sauté until softened (about 5 minutes). Add the minced garlic, cooking for another 3 minutes until aromatic.
  3. Stir in the cooked pasta, heavy cream, and Parmesan cheese. Slowly add the reserved pasta water to help the sauce thoroughly coat the noodles.
  4. Fold in the baby spinach until it wilts. Season with salt and pepper to taste, then serve immediately.
